I am selling two exceptional islands in the Rio Negro province of Argentina. The islands are located at latitude 39° 38' and longitude 65° 24' in the Rio Negro province with an area of 311 acres and 252 acres separated by a canal of approximately 100 feet. The islands are 4 miles from provincial Route 250 which connects Viedma to Choele Choel. They're 16 miles from Pomona, which has basic infrastructure, 22 miles from Lamarque, and 35 miles from Choele Choel, the capital city of the region with hospitals, an airport, and schools.
The Islands have clean areas as well as dense forests with weeping willow, red willow, olivillo, poplar, elm, and pampas grass. It's suitable for afforestation, livestock, or for fruit farming. There are 11 acres of walnuts planted for 2 years, with drip irrigation. There are quinces, grapes, figs, apricots, and wild pears.
Peach and cherry trees have been planted for 3 years. In the areas with fruits and forests, it is common for wild boars to cross the river quite easily. The eat fruit and give birth to their offspring in the pastures. The islands have small bodies of water where one can fish for trout, neotropical silversides, and carp. There's a wide diversity of birds, such as ducks, and it's common to see black-necked swans, burrowing parakeets, parrots, and many other species.
The northern island has a precarious house and corrals. The southern island has two houses, a small warehouse, a solar panel, wood stove, and exterior oven. The main house has a kitchen, two bedrooms, and a complete bathroom. The second house is essentially for the maintenance person (irrigation, water, pruning, etc.). The climate is Patagonian continental, with widespread heat, hot summers, cool winters, and little rain (10 inches/year). The water table is at 5-6 feet - once they reach the roots of the plants it's successful. Water is of high quality.
